Summer Home Maintenance Checklist

Warm, dry months are the best time to catch small problems before they become expensive ones. Work through this list once and you're set for the season.

Cooling & air

  • Service the A/C and change the filter before the first heat wave.
  • Clear 2 feet of space around the outdoor condenser.
  • Reverse ceiling fans to spin counter-clockwise for a cooling breeze.

Exterior & water

  • Clean gutters and downspouts so summer storms drain away from the foundation.
  • Inspect the roof for lifted or missing shingles.
  • Reseal the deck and check the driveway for cracks.
  • Check exterior caulking around windows and doors.

Safety

  • Test smoke and carbon-monoxide detectors; replace batteries.
  • Check the fire extinguisher's gauge and expiry.
  • Clean the dryer vent duct.
